    Residential Market Report – September 2020

    BIRMINGHAM, Ala. – Average Home Price Hits a New High for 2020 It’s still a seller’s market in the Central Alabama home market, and REALTORS® expect the trend to continue according to market indicators. In September, the average sales price jumped to a new high of $284,707 for 2020, which is an increase of 17.67% YTD. The southern states saw the highest price appreciation nationwide, with a 12.3% annual gain. Existing home inventory remains low as total active listings are down 15.68% YTD.

    BIRMINGHAM, Ala. -“Back-to-School Time” Has Little Effect On Home Sales. As students head back-to-school in August each year, we typically see a significant slowdown in the number of new listings, sales, and showings. This year, the residential real estate market in Central Alabama continues to charge forward as buyers aim to take advantage of the continued low mortgage interest rates. Traditionally, showings drop off by 15-20% in August, but not in 2020. ShowingTime recorded a 40% increase, YoY.

    Residential Market Report – May 2020

    BIRMINGHAM, Ala. - 16% Increase In New Listings But Pending Sales Outpaced Active Listings. With homeowners emerging from COVID-19, the market saw a 16% increase in new listings of existing homes since the end of April 2020. However, buyers purchased homes faster than they came on the market. At the end of May, Central Alabama saw the number of pending sales exceed active listings by 5.5%. Pending sales totaled 2,692, and active listings totaled 2,548.

    BIRMINGHAM, Ala. – Efforts Pay Off in Real Estate Industry; Inventory is Down but Showings & Prices are Up. As expected, the market saw a 27% decrease in the number of new listings of existing homes in April. But buyers were out and eager to purchase as evident from the 11.4% increase in the absorption rate. The month closed with a 20% increase in weekly showings and a 9.7% increase in listing price in the Central Alabama market compared to this time last year.
